  • Don’t go with the agent who promises they can sell it for more. Choose the agent you feel is being honest with you and that you can trust the most.
  • Price the home correctly from the start. Over-pricing your home will not yield you more money
  • While the spring season is when most homes hit the market, there are always many potential buyer for your home no matter the day of the year.
  • Not all home improvements will increase your net profit. Look at what other homes have sold for and determine if the improvements you want to make will actually increase its value.
  • When you get multiple offers on your home, the highest offer is not always best. For instance, if the highest offer comes with multiple contingencies and a 2 month close and a slightly lower offer is all cash and provides a 30 day close, the cash offer would likely be the safer option.

Low inventory, high prices

In The U.S.’s largest metropolitan areas, we are seeing a common trend when it comes to homes for sale: they are selling with multiple offers, often well over asking price. With the recent growth of the housing market in recent years, cities are seeing unprecedented sales. Chicago’s market is very hot as well, with certain neighborhoods following this trend precisely. Chicago’s Logan Square in the month of May saw homes between $100,000-$1,000,000 sell for 100.5% of asking price on average. While not all neighborhoods reflect this data, Chicago’s housing market as a whole is booming. As a result, it’s a good time to be a home seller, and due to low interest rates, it’s a good time to be a buyer too.

The housing market is still strong in Chicago

The spring market is an important month for Realtors and also those looking to buy and sell. So far in 2016, it has not disappointed. April has turned out to be a solid month in the housing market. In fact, home sales were up an entire 8.2% from April of the previous year. Plus, average market time is down 8 days and the average sales price is up $17,500. Fortunately, interest rates are still low and there are minimal foreclosures and short sales on the market. All in all, this year has proved that there are more consumers looking to purchase, homes are selling quicker, and they are going for more money.

Developers unable to secure Vernon Hills housing proposal

Despite a reputation for building quality homes in the Lake and Cook County area, the Jacobs Companies were unable to convince Vernon Hills trustees to accept their proposal to build town homes at the current site of The Forge Club, which was once a banquet hall for private events.

The proposal would have been met with great demand, as Vernon Hills has been expanding as a community this decade, as made evident with the recent expansions of Hawthorn Shopping Mall. Plus, the location off of Milwaukee avenue and its being adjacent to Lifetime Fitness would likely have made it a very hot community. Still, local trustees feared that it would lead to a large increase of traffic, which is already becoming an issue as the city has been growing. Although at this point in time the project appears to be going nowhere, there is always a chance it could resurface in the near future. After all, as changes to the community continue to grow, ideas and flexibility will increase as well.
